This is definitely good stuff for sealing up leaky flat roofs. The only down sides are that you need to buy additional products to prepare the surface etc for best results and this is already quite expensive for what it is. Also if you have a small repair to do Isoflex starts to cure in the tin as soon as it is opened and even if the lid is replaced correctly the product will only remain usable for a few weeks.

Used on sloping cracked concrete tile roof valley, applied externally. Easy to apply as a paint is, however, not runny enough to leak seek and not enough body to leak fill-as stated above 'a paint'. 'Seemed' to hold first shower but then the water got through. It sticks ok to the concrete tile but does not bridge the crack. Got tube of exterior black roof/gutter sealant -ALDI-applied to underside of tile with sealant 'gun' in March 2018 and it has held so far through some heavy rain/strong wind.

Used this liquid rubber on my flat roof and it work really well,It spread easily with a paint brush, When it dried it looked like a thick coated tar bitumen professional job ,well pleased with the look and felt sure it did a well sealed job. I will always use this in the future when needed.

This product does the job it is advertised to do. I have used it on a couple of occasions and it has always been good. The only con is if you only use half the tin and put the lid back on what’s left in the tin goes hard so don’t buy a tin that is too big for the job
